The two cities that get most US nearshoring investment

Of the roughly $30 billion in nearshoring capital that has moved into Mexico since 2022, two metros dominate: Monterrey in Nuevo León and Guadalajara in Jalisco. Both have deep manufacturing infrastructure, established industrial parks, and rail plus highway access to US markets. But they serve different product profiles.

Monterrey: heavy industrial and automotive

Monterrey's manufacturing base is anchored by automotive OEMs, steel, cement, glass, and appliances. It is 130 miles from the Texas border, which makes freight to US central and eastern markets fast.

Where Monterrey wins:

  • Heavy fabrications, stampings, and automotive-adjacent work
  • Programs where speed to US Central time zone markets is critical
  • OEMs standardized on Monterrey supply chains (Ford, GM, Kia, John Deere)
  • Applications that benefit from Nuevo León's deep industrial trade infrastructure

Where Monterrey struggles:

  • Cost of living pressures on labor rates (rising faster than most Mexican metros)
  • Industrial park saturation, longer wait times for build-out
  • Water availability constraints for water-intensive processes
  • Higher hiring competition for skilled controls and automation talent

Guadalajara: electronics, medical, precision assembly

Guadalajara has a different manufacturing DNA. Long-standing electronics assembly presence (Foxconn, Flex, IBM historically), medical device manufacturing, and precision assembly for aerospace and semiconductor equipment.

Where Guadalajara wins:

  • Electronics and electromechanical assembly programs
  • Medical device contract manufacturing (particularly Class I and Class II)
  • Precision assembly and clean room operations
  • Programs that benefit from Jalisco's engineering university pipeline (ITESO, UdeG, Universidad Panamericana)
  • Bilingual technical talent depth

Where Guadalajara struggles:

  • Longer freight to US central markets (compared to Monterrey)
  • Less established heavy fabrication infrastructure
  • Fewer large-format industrial parks for 500K+ sqft operations

The freight and time zone reality

Monterrey to Chicago: ~1,400 miles, 24-hour truck freight, same US Central time zone.

Guadalajara to Chicago: ~1,900 miles, 36-hour truck freight, US Central time zone.

For OEMs shipping heavy or dense product to the US Midwest, Monterrey's freight advantage is real. For light or high-value product where 12 hours of transit time is noise against total lead time, the difference is negligible.

Which one for what product profile

Choose Monterrey for:

  • Automotive tier 1 or tier 2 supply
  • Heavy fabrication, machining, stampings
  • Programs feeding US Central/East manufacturers with tight freight windows
  • OEMs already in the Monterrey ecosystem

Choose Guadalajara for:

  • Electronics, electromechanical, or wire harness assembly
  • Medical device or precision assembly
  • Programs that benefit from clean room or ESD-controlled environments
  • OEMs building semiconductor capital equipment or advanced electronics
